Terms and conditions

THIS IS A VISUAL INSPECTION ONLY AND TO AUSTRALIAN STANDARDS 4349.1 -2007

1.

 This report is an all-encompassing report dealing with the building from every aspect it is a reasonable attempt to identify any obvious or significant defects apparent at the time of inspection. 

This Report attempts to assist in judging a building according to its age and level of maintenance and in providing relative comparisons, it is unrealistic to expect comment on minor defects or imperfections in the standard property report. If this is required, a Special Purpose Property Report is recommended. Plumbing & Electrical should be inspected by a quilified tradesman. Visual report of roof is from safe working heights only because of O&H regulations it is unsafe to access roof without proper safety scaffold.

We do not inspect swimming pools or their accessories, any white goods or electrical items, switches, lights, heaters, wiring. 

This report is not a Structural Report should you require any advice of a structural nature you should contact a Structural Engineer.

GV House & Building Inspections accepts no liability after 14 days for advice given in this report beyond a refund of the inspection fee. This report is only valid for 14 days after this time a new inspection will be required.

The person(s) purchasing the property will need to do a final inspection with agent before handover.

THIS IS A VISUAL INSPECTION ONLY limited to those areas and sections of the property fully accessible and visible to the inspector on the date of Inspection. 

The inspection DOES NOT include breaking apart dismantling, removing or moving objects including but not limited to foliage, mouldings, roof insulation/ sarking, floor or wall coverings, sidings, ceilings, floors, furnishings, appliances or personal possessions. 

The inspector CANNOT see inside walls, between floors, inside skillion roofing, behind stored goods in cupboards, other areas that are concealed or obstructed. 

The Inspector DOES NOT dig gouge, force or perform any other invasive procedures. No detailed inspection is inferred to external areas over 2.4 metres above natural ground level we do not climb on roofs because of safety rules by OH&S.

Safe  and  Reasonable  Access  does  not  include the use  of  destructive or  invasive inspection  methods  or moving  furniture  or  stored goods. 

The  Standard  defines  the extent  of safe  and  reasonable access  as  follows: “The  extent  of  accessible  areas  shall  be  determined  by  the  inspector  at  the  time  of  inspection,  based  on the  conditions  encountered  at  the  time  of  the  inspection.  The  inspector  shall  also  determine  whether sufficient  space  is  available  to  allow  safe  access.  The  inspection  shall  include  only  accessible  areas  and areas  that  are  within  the  inspector’s  line of  sight  and  close enough  to  enable reasonable appraisal.” It also defines  access  to  areas  as  defined  in  the  Table  below. 

Access  Table from  AS  4349.1-2007.

Roof  / floor access point hole:  min 400mm  x  500mm.

 Crawl  space: min 600mm  x  600mm. 

Reasonable  access  does  not  include  the  cutting  of  access  holes  or  the  removal  of  screws and  bolts  or  any  other  fastenings  or  sealants to  access covers. Sub  floor  areas sprayed  with  Chemicals  should  not  be  inspected  unless it  is safe to  do  so.

This Report does not and cannot make comment upon defects that may have been concealed. The assessment or detection of defects including rising damp and leaks) which may be subject to the prevailing weather conditions, whether or not services have been used for some time prior to the inspection and whether this will affect the detection of leaks or other defects.  Example In the case of shower enclosures the absence of any dampness at the time of inspection does not necessarily mean that the enclosure will not leak.

Asbestos Disclaimer: No inspection for asbestos will be carried out at the property and no report on the presence or absence of asbestos is provided. Any building pre 2003 may contain asbestos. Asbestos is a high risk to people's health. You should seek advice from a qualified asbestos removal expert.

Estimating Disclaimer: Any Estimates provided in this report are merely opinions of possible cost that could be encountered, based on the knowledge and experience of the inspector and are not estimates in the sense of being calculations of the likely cost to be incurred.

Pest Inspection Disclaimer: No assessment of pest infestation or potential of pest infestation will be carried out, we suggest you seek the services of a professional pest inspector.

Disclaimer of liability to third parties: This report is made solely for the use and benefit of the client named on the front of this report. No Liability or responsibility whatsoever, in contract or tort, is accepted to any third party who may rely on the report wholly or in part. Any third party acting or relying on this report, in whole or in part does so at their own risk. If you are dissatisfied with the report you agree to promptly give G.V House & Building inspections written notice specifying the matters about which you are dissatisfied and allow GV House & Building Inspections to attempt to resolve the matter with you within 28 days of receipt of such written notice before you take any remedial action or incurring any cost.

 The report and inspection do not assess the condition of conspicuous non-structural items 

Such as carpets vinyl floor coverings or electrical goods. This is at owner’s responsibility in final inspection with agent.

DEFINITION MEANINGS:

GOOD:

The item or area inspected appears to be in sound condition without any significant visible, 

Defects taking account the apparent age of the building and those aspects of visual inspection and on aspects not visible to the inspector. 


FAIR:

The item or area inspected exhibits some defects or deterioration and may require some repairs.  


POOR:

The item or area inspected may be in a badly neglected state or deteriorated due to age or lack of Maintenance or repairs.


N/A:

The item or area is not applicable or not available. 


10.

PRICING - Prices are as followed but not limited to as circumstances can differ.

Standard 1 - 5 Bedroom dwelling = $400.00 inc gst

Two storey and Large dewillings = $425.00 inc gst

Commercial or multiple  property's quoted upon request.

Travel cost for property's more than 50km from our office in Numurkah will incur a one way per extra Km fee at a cost of $1.00 per Km inc gst.


11.

PAYMENT - Payment to be made in full before report is released or emailed.
